A regular meeting af the Galden Valley Baard af Zaning Appeals was held an Tuesday,
Octaber25, 2005 in the Cauncil Chambers, 7800 Galden Valley Raad, Galden Valley,
Minnesata. McCarty called the meeting to. arder at7 pm.
Thase present were Members Duff, McCarty and Sell and Planning Co.
Representative Waldhauser. Also. present were Directar af Planning
Mark Grimes, Planning Intern Kristin Ganzalez and Administrative As
Wittman. Member Landis was absent.

driveway will have to angle so a larger garage door would be safer.

house, she rents it to her son and his family. Sell asked the applicant if she is planning to
sell the house. Lillis said no.
McCarty asked the applicant if she was planning on tearing out th

Sell asked the applicant if she would have any problem moving the shed. Lillis said no,
her contractor would be moving it so it will be 5 feet from both the side and rear yard
property lines.

MOVED by Sell, seconded by Duff and motion carried unanimously to approve a
variance for 2 feet off the required 15 feet to a distance of 13 feet to the side yard (north)
property line to allow for a 15-foot wide garage addition with the condition that the existing
shed be removed or moveg to a conforming location on the lot before final approvals are
granted.

The Nelsons owns the house and property at 5635 Glenwood Avenue. The applicants are
requesting a variance from Section 11.21, Subd. 10 (A)(1), Front Yard Setback, in order to
construct a garage addition. A survey was required to obtain information regarding the
existing structures on the property. The proposed garage addition to the house will bring it to
within 12.5 feet of the east side property line.
The applicants state that their hardship is the fact that the house sits on an irregular piece of
land. This property has also been affected by the construction of Xenia Avenue South, which
has limited their options because of the right-of-way.
The project requires a variance from the following City Code:
· Section 11.21, Subd. 10 (A)(1), Front Yard Setbacks. City Code states that the required
front yard setback shall be 35 feet from any front property line along a street right-of-way
line. The requested variance is for 22.5 ft. off the required 35 ft. to a distance of 12.5 ft. at
its closest point to the front property line.
A review of the City file indicates that the house was builtin 1949. There have been two
additions to the home. First in 1954, a garage was constructed. Then in 1994, two bedrooms
and a bathroom addition were added to the home. No other major additions have been made
to the house since that time.

The Lampes own the house and property at 6410 Glenwood Avenue. The applicants are
requesting a variance from Section 11.21, Subd. 10 (A)(1), Front Yard Setback, in order to
construct a new garage addition. A survey was required to obtain information regarding the
existing structures on the property. The proposed new garage addition to the house will
bring it to within 18 feet of the east front property line. The existing garage will be turned into
living space.
The applicants state that their hardship is the fact that the house is on a corner lot and
therefore subject to two front yard setbacks. Another hardship is the placement of the
existing home on the lot. Also this option will protect several mature trees.
The project requires a variance from the following City Code:
· Section 11.21, Subd.10 (A)(1), Front Yard Setbacks. City Code states that the required
front yard setback shall be 35 feet from any front property line along a street right-of-way
line. The requested variance is for 17 ft. off the required 35 ft. to a distance of 18 ft. at its
closest point to the front property line.
A review of the City file indicates that the house was built in 1952. No other major additions
have been made to the house since that time.
