(required 10� sideyard setback) Z'he Board noted that the lot to the Fast of this proper-ty is village oV�.ed. 7'herefore, a portion of the lot, or the lo� itsel�, cannot be purchased. The Board pointed out that the requested waivers are on the existing home, and not for new construction. Ilr. Bloom was present to explain the new co�struction he is contemplating. Such construction., he explained, will be within the requirements of the code. 68-7-22 7550 Olson Memorial Highway (17) Murphy 0il Corp. The petition is for the waiver of Section 5.05 for 25t of a proposed building to a side.yard setback of 25� off the East property line. (required 50� for building setback) 5.05(1-a) for 1�0� of landscaping to a sideyard landscaped area of 35', extending to �.7� at the East property line, as measured off the North property line. (required 75� of landscaping facing residential or across a street) MOVED by Jensen, seeonded by Anderson, unanimously carried to approve the waivers. The Board noted this parcel is part of a plat called Sk�rline Plaza, which has been before the Planning Commission and the Village Council several time5. It was also pointed out, in connection with said waiver, that the parcel to the Fast contains a drainage easement and the parcel to the Nor.th is owned by Skyline Builders. The Board also noted tY�,t a sma11 portion of the green area, northeast of the proposed station. is blacktopped in order to allow for access to the trash receptacle. 68-?-33 7901 Golden Valley Road (22) Sinclair Service Station - Trach Properties Note: Service station is not on a separate parcel of land. It is included with the shopp�rg center site. The Board stated that at the present time, the site does not comply with the ardinance. Therefore, the Board recommended that the proponen� attempt to correct the existing situation. The Board deferred action upon this request, pending the following recommendations: 1. Curbing on Nortn side of parcel and also interior curbs on the North and Fast side of the parcel. 2. Landscaping between the interior and exterior curbing on the North and East side of the parcel. 3. Location of existing curb on Winnetka Avenue, to be shown on proposed plot plan. 1�. Request Sinclair to study -traffic pattern. 5. N'ot allowing access from the West property line between the service station and Golden Valley Road. 6. Mr. Volp was present to explain the petition. In the discussion, two predominant reasons for the petition were noted. l. The project is economical],y unfeasible if the vaxian�e cannot be granted, 2. The soil conditions where the proposed building is located on the plat p1an, provide for the most suitable building conditions. After further diseussion, it was MOVED by Anderson, seconded by Jensen, unanamously carried, to derry the request. The Board noted the following: l. denial of other requests in the area 2. uncertainty of the railroad track 3. unsettled condition of Laurel Av�aue !t.
