August 13, 1968
A regular meeti.ng of the Golden Valley Board of Zoning Appeals was held
Tuesday, August 13� 1968 at 7:30 p.m, at the Golden Va11ey Civic Center,
7800 Golden Va11ey Road, Golden Va11ey, Minnesota. Cha:irman Christiansen
presided and the fol.lawing members were present: Anderson, Hoover, Jensen,
Alternate: Franzen. A1so present was Jon Westlake.

MOVED by Jensen, seconded by Hoover, unanimously carried to approve the

this site there is a total of 36� parking spaces. (Tota1
paxking required is 1,212, based upon 75 square feet of
floor area).
The Board, in reviewing the petition of Trach Properties, took action on
the servi.ee station site on1y. The follc3wing are prerequ:i.sites for the
completion of the site:
l. Curbing on North side of parcel and also interior curbs on the
North and East sides of the parcel, ?s�.terior curbs shall be a
normal six (6) inches in height.
2. L�.ndscaping between the interior and exterior curbing on the North
and East side of the parcel.
(a) Minimum distance between curbang and interior curb an
t,he North side shall not be less than 10 feet.
(b) Mini�mun distance between interior curbing and the
property line shall not be less than 7 feet. (on the
North side)
3. The distance of the driveway intersection on the Nor�th property
line sha11 not be less than 30 feet from the right-of way of the
East propert�r line.
�. The driveway on the North side shall not exceed twenty-five {25)
feet i.n width.
s. Zandscaping shall return from the North propert�r line South on the
West property line a minimum of 20 feet. (West praperty line as
established on plot plan.)
MflVED by Anderson, seconded by Hoover, to recommend that the building permit
be issued and that n.o waiver be granted in order to leave the site in a
non conforrnin� status. The motion carried unanimously.

MOVED by Jensen, seconded by Hoaver, unanimausly carried -to grant a
buildi.ng permit, and that no variances be granted. The Board in granting
the builda.ng permit n.oted that when the proponent is ready to landseape
ha should consult the sta�f as to the requirements of the code. The Board
also informed the proponent that if waivers axe needed he wauld be re-
quired to reappear before them.

Mr. Alvin Schendel was present to explain the petition. In explaining the
vari.ance he asked the Board to be aware of the fo7.lc�wing:
1. �'he Tawnhouses face the court area, mak�.g it more attractive for
the tenants to v:i.ew a lan.dscaped c�urt rather than the garages.
2. The zonin.g of the property to the west of the apartmen� comple�
a11o��s for a mc�rtuary�. .An effective screening between these two
parcels wcnzld be a row af brick garages.
Z`he Baard observed that the orig'snal plans contained the garages in the
center area, wh.a.ch meets all the requirements of the ordinance as to setbacks.
I�ZOVED by Hoover, seconded by Swedbarg, carried unanimously ta deny the
waiver as no hardship exists. (The Board was of the opinion. that it is
important that req,uired setbacks be maintained except where hardships can
defina.tely be praven.)
