MINUTES OF A SPECIAL MEETING OF THE
GOLDEN VALLEY BOARD OF ZONING APPEALS
June 30, 1986
The special meeting of the Golden Valley Board of Zoning Appeals was held
Monday, June 30, 1986, at 7:30 P.M. in the Council Chambers of the Civic
Center, 7800 Golden Valley Road, Golden Valley, Minnesota.
The following Board members were present:

The Petition is for waiver of Section
3A.06(3A) side setback for 9 feet off the required
15 feet side setback to a distance of 6
feet �rom the east lot line to the pro-
posed garage addition at its closest
point.
Mike Sell called the meeting to order promptly at 7:30 P.M. Sell noted he
had called the special meeting in response to an urgent timetable that Mr.
and Mrs. Engle had brought to his attention. This item had been deferred
from a regular meeting held June 10, 1986 to provtde the proponents an
opportunity to work with their contractor and look at construction alternatives
that might eliminate or reduce the waiver requested for the proposed addition.
Mr, and Mrs. Engle were present along with their contractor. Secretary Lloyd
Becker noted for the Board that Mr. and Mrs. Engle had obtained two additional
property owner's consent to their petition.
Mr, and Mrs. Engle explained they had reduced the size of their addition by
three feet to a garage width of 18 feet. They explained this was the absolute
minimum width to provide for two vehicles. The addition now proposed is
narrower than the existing driveway. The contractor said at this width they
will be using the existing 16 foot garage door.
The Board reviewed the current survey with the contractor and it was noted the
line along the proposed variance was angled and the waiver is at the closest
point to the addition.
Mr. Engle said they had done their best to provide an alternative and were now
requesting a waiver of 6 feet off the required 15 feet to a distance of 9 feet
from the east lot line to the garage addition at its closest point.

Mahlon Swedberg said the new plan does influence him to look more favorably at
the addition because it removes the bulk of the original proposal . Mahlon also
noted the Engles had responded to the Board's deferral and request to look at
alternatives. Mahlon described a variance is not a right but a privilege and
the owner's efforts in readjusting their plan provides the good faith for a
rational for approval .
Art Flannagan said this proposal is a good improvement and will add to the con-
venience and also appearance of the home.
Art Flannagan moved to approve the amended waiver request to 6 feet off the
required 15 feet to a distance of 9 feet from the east lot line to the proposed
addition at its closest point.
Flannagan noted the required 35 feet on two sides of this corner lot and the
lack of any other reasonable alternatives. Second by Margaret Leppik and upon
vote carried unanimously for approval .
There being no further business to coroe before the Board, it was upon
motion, second, and vote to adjourn at 8:10 P.M.
