Planning Commission
April 27, 1981
A regular meeting of the Planning Commission was held in the Council Chambers of
the Civic Center, 7800 Golden Valley Road, Golden Va11ey, Minnesota. Acting Chair,
Mona Moede, calted the meeting to order at 5:05 p.m.
Those present were Commissioners: Eastes, Leppik, Moede, and Singer.
Commissioners Polachek, Thompson, and Forster were absent as they were attending
the American Planning Association National Conference in Boston, atong with Mike
Miller, Director of Planning and Redevelopment.
Also present were Alda Peikert, Assistant Planner, and Joan Thompson, Secretary.
I . Approval of Minutes - April 13, 1981 •
It was moved by Eastes, seconded by Leppik. and carried to approve the minutes of
the April 13, 1981 Planning Commission meeting.
II . Appearance by Steven Welts, representing the Kings Valley Home Owner's Association.
REQUEST: To delay informal public hearing scheduled for May 11 , 1981
until June, 1981 .
Mr. Steven Wells, 2228 Kings Valley Road East, represented Kings Va11ey Horr�owner's
Association, and requested a delay in the informal public hearing date regarding
P.U.D. 30-A, in order to compile information on recent changes in this project, and
inform the other residents of Kings Valley of the revised proposal .
Mr. Donald A. Jacobson, Director of DeveJopment, Bor-Son Construction , was present
to represent the proponent, and to oppose the hearing date change, and expressed
his frustration with the many delays already imposed upon this project. He also
presented letters documenting that the Minnesota Housing Finance Agency (M.H.F.A.)
would expect some kind of progress , to insure fund avaitability, after Bor-Son's
past requests for extensions,
Commissioner Eastes questioned Mr. Jacobson regarding the extension of funding
commitment.
Mr. Jacobson responded by saying that Bor-Son Construction needs to justify the
length of extensions, ,or show some progress with the City of Golden Vatley.
It was moved by Eastes, seconded by Singer, and carried to delay the pubtic
hearing on P.U.D. 30-A until June 8, to provide the neighborhood time to
research the proje�t. Also, it was agreed to send a tetter to M.H.f.A. advising
them of Golden Valley's interest in developing the property.
III . Request for Waiver of City Platting Ordinance.
APPLICANT: David Reinke, Golden Valley
LOCATION: 9045 23rd Avenue NortF�
REQUEST: Permission to divide one (1) Residential Lot
into two (2) Residential Lots.
Mr. David Reinke, 9045 23rd Avenue North, addressed the PTanning Commission
and requested approval to divide one residential lot into two residentiat lots.

It was moved by Singer, seconded by Eastes , and carried to recommend
approval of the request for waiver of the City Platting Ordinance.

APPLICANT: Wayne R. Jopp, Golden Valley
LOCATION: 1435-1437 Princeton Avenue South
REQUEST: Permission to divide one (1) Residential Lot
and Double Bungalow into two (2) Residential
Lots with one (1) dwelling unit each (Zero Lot
Line) .
The request was withdrawn by the proponent.

Commissioner Eastes reported on the City Council meeting of April 21 , 1981 •

Commissioner Moede requested to delay her report until May ll meeting.

The work session was deferred to the May ll , 1381 meeting.
