Member Johnson introduced and read the following resolution and moved its
adoption:
RESOLUTION FOR ACCEPTANCE AND APPROVAL OF GENERAL PLAN OF DEVELOPMENT
FOR PUD #34 - GOLDEN VALLEY LUTHERAN COLLEGE
WHEREAS, the City Council of the City of Golden Valley, pursuant to due
notice, has heretofore conducted a public hearing on proposed Planned Unit
Development Number 34, Golden Valley Lutheran College, covering the following
described tract of land:
Description of Building Parcel
That part of the east '101.B7 ---feet of the west 546.57 feet of the northwest quarter
of the southwest quarter of Section 33, Township 118 North, Range 21, west of
the 5th principal meridian, lying north of the south 555.37 feet thereof and
lying south of 6th Avenue North.
Description of Remaining Parcel
All that part of t e port west quarter of the southwest quarter of Section 33,
Township 118 North, Range 21, west of the 5th principal meridian which lies south
of 6th Avenue North, except railroad right-of-way and except that part of the
east 301.87 feet of the west 546.57 feet of the above described property lying
north of the south 555.37 feet thereof.

WHEREAS, all persons present were given the opportunity to be heard,

Valley, that subject to the terms and conditions set out below, said above -

accepted and approved, to the extent of the general plans of development contained

THIS APPROVAL IS SUBJECT TO THE FOLLOWING TERMS AND CONDITIONS:
1. Installation of wet type standpipes in the new dormitory building.
2. Installation of sprinkler system in all trash chutes and trash collection
areas.
3. Approval of fire alarm systems by the City Fire Marshal prior to
installation.
4. Installation of a Fire Department siamese, a connection accommodating
two fire hoses, on the west side of the new dormitory as near as
possible to the new fire hydrant.
5. Design of all radiuses on the new walkway/emergency road to accommodate
City fire equipment without wheels going off the pavement on curves.
6. Vacation of existing watermain easement and dedication of new watermain
easements prior to issuance of building permits for the new dormitory
and commons buildings.
7. Addition of signage at the west access road to reduce unwarranted traffic.

8. Provision for student recreational needs in any future expansion of
Golden Valley Lutheran College facilities.
9. Removal of apron and replacement with grass and/or shrubs of vacated
road on west and south portion as indicated on plan GVLC 2.
10. City Council shall reserve final approval of landscape plan until
after review by the Building Board of Review.
And the City staff is hereby directed to prepare a use permit incorporating said
general plans of development and the foregoing terms and conditions, which use
permit shall be returned to the City Council for final review and issuance.
