95-074 - 11-14 - Findings & Determinations Concerning Rezoning Request for 1800 Winnetka Ave N Resolution 95-74 November 14, 1995 Member Micks introduced the following resolution and moved its adoption: RESOLUTION City of Golden Valley (Findings and Determinations Concerning a Rezoning Request for 1800 Winnetka Avenue North) WHEREAS, at a regular meeting of the City Council on November 14, 1995 the City Council considered a rezoning request from Single-Family Residential to R-2 (Two- Family) Residential Zoning District for the 1800 block of Winnetka Avenue North; and WHEREAS, at the meeting of the City Council verbally expressed its rationale for denying the rezoning request and memorializes its rationale in this Resolution. NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Golden Valley that its rationale for denying the rezoning request from Single-Family Residential to R-2 (Two-Family) Residential Zoning District for the 1800 block of Winnetka Avenue North is as follows: 1. The rezoning would result in potential traffic conflicts due to poor sight lines and the presence of two dwelling units instead of one; and 2. The rezoning is in violation of the spirit of the private covenants entered into by the applicant at the time the surrounding lots were platted and sold over 30 years ago; and 3. The construction of double wide driveway for the two-family homes will result in too much paved area and too little green area in the front yard; and 4. The rezoning will result in the intermingling of single-family and two-family units within one block; and 5. The rezoning will result in an undesirable change to the character of the existing neighborhood. Blair Tremere, Mayor ATTEST: Shirley J.
